Home Improvement Jobs that Really Pay Off

Homeowners who want to maintain or increase the values of their houses know the importance of investing money in maintenance, repairs and home improvements. For some, a limited budget may require these jobs to be prioritized. Naturally, if your roof is leaking or you have another problem that needs immediate attention, that will take priority; but if you want to take on a home improvement job to increase your quality of life or add value to your house, it helps to know which jobs offer the greatest return on your investment.

The staff at First Realty in Bemidji, MI offers a great article, Remodeling Investments that Pay Off, about how to maximize your budget when doing home improvement jobs. It lists the jobs that add the most value to your home.  Included on this list are jobs such as:

  • Adding a skylight: According to the writers at First Realty, adding a skylight will add 30% of the installation cost to the value of your home. While this return on investment isn’t one of the highest, skylights do provide a great solution to darker areas of your home.
  • Replacing windows and doors: Switching to energy-efficient windows and doors can add up to 80% of its cost to the value of your home, plus, you will get the comfort of draft-free windows, and save money on heating and cooling costs.
  • Installing a new roof: While a new roof may only add about 30% of its cost to the value of your home, it makes your house more attractive to homebuyers if you are trying to sell. If you are staying in the home, a new roof may be a necessary repair, and may even be required by your home insurance company if your shingles are old and showing signs of wear.
  • Installing or replacing siding: Adding new siding to your home can increase its value up to 35% of your installation cost. While it is mostly a cosmetic improvement, it does add to the curb appeal of your home and is a home improvement job that people will really notice. If you are trying to sell your home, it may increase the number of prospective buyers who come to look at it.
